decent location and lovely exterior
Very dated and is in desperate need of a refurbishment Shared bathroom, not brilliantly clean either. Found 2 shillings under my bed? Goodness knows how long those have been there 🤣 Staff were basically nonexistent

Good value for money, the shared bathroom wasn't a problem as it was just outside my room. I've paid similar amounts for dorm rooms in hostels, this was certainly better quality. Very close to where I was going to, as well as local shops and a minor train station.

I really liked the area it was in, and the building outside was beautiful and inside kind of family homey but a bit shabby. The view from my window was great the air was clean and the night was quiet. Slept great!
My room wasn't clean, it was quite obvious that the room hadn't been vacuumed there was gravel and dirt all over the floor, hairs in the sink and bed that were most certainly not mine and there when I got there. The room was also very musty smelling, but I threw open the window and aired it out quickly. Also the wifi didn't work upstairs in the rooms. The breakfast was less than amazing, I have had a better breakfast at a hostel that only cost 14£. The tomato in the traditional english breakfast wasn't even fresh it was from a can and tasted like they threw it in the microwave.

Great location (taxis to the town centre are very reasonably priced), beautiful garden, lovely old building, polite and friendly staff, free parking, good breakfast, nice, clean en-suite bathroom.
Noisy extractor fan in the room next to mine was annoying, especially at night.

The rooms where spacious and the breakfast was very nice !! The distants from the town centre was £8 taxi out and only £12 taxi in when back at home we pay £36-£50 just to get home so cheap taxis was good.
Firstly this is not a hotel it is infact a b&b which you dont find out untill you reach outside the bnb, There was only 1 plug socket in a 3 person bedroom all of which girls as we was going out for my birthday we was needing to plug phones on charge and straighteners etc but had to take this in turns. You have to share the shower and toilet with other guests - not to mention there was no toilet roll so we had to take some from another toilet. The lighting was very dull and dark Breakfast was only served untill 9am which is abit early when you have a hangover, the orange juice was warm even when they brought a fresh mug out, but the food tasted good and was hot.

I was well looked after by the staff/owner. Set in a quiet part of Leeds. Trees and garden surrounding the hotel made it seem very secluded.

The hotel was very close to the venue we were attending.
10pm curfew, decor very dated yet clean. Room facilities were adequate, shower difficult to use and very low powered. Other guests were noisy and rude (not hotels fault.)

The staff were friendly. The room was clean though compact with an adequate en-suite.The bed was comfortable made up with sheets and blankets. I went in December and the hotel was warm even though it was freezing outside. Breakfast was good and served promptly. It is only a 10 minute/£2 bus ride from Leeds city centre although I chose this hotel because I needed to be in Headingley (cafes, banks and shops not too far away). Headingley Stadium less than 10 minutes walk away.The hotel is set back from the road and there was no traffic noise. Good value for the price. Would stay here again.
This is a large victorian house and the decor is rather faded so if you are expecting a Premier Inn type hotel this may not be for you. The advertised bar did not appear to be open though I did not intend using it. The main annoyance was other guests having their TVs on loud late at night.

The english breakfast included in the price is a very good offer. It was very good (beans, fried eggs and sausages). The shared bathroom was cleaned and the shower very big.
The room was very cold. I tried to cover all windows with the heavy kartains wothout cover the radiator. Specially in the morning, when the central heating is off, it is really cold
